The startup fee is the same on every tier and is waived with annual prepay. We agree on the scope in writing before work begins.
1–3 houses
House setup, rent schedules, resident import and one training call.
4–10 houses
Everything in small-operation setup, plus house-manager logins and a second training session.
11+ houses
Setup scoped to your data and workflows, with the price agreed before work starts.
Startup fees are plus applicable sales tax and are earned once setup work is complete.
Questions operators ask
What counts as a house?
One address with up to 16 beds counts as one house. A property with more than 16 beds counts as two houses. There is no separate per-resident or per-user charge.
How does the volume discount work?
The first 10 houses use the standard per-house price. Each house from number 11 onward costs $10 less per month. For example, 12 houses on Premier cost $760 per month: 10 × $65 plus 2 × $55, before payment fees and tax.
Who pays the platform fee?
The operator pays 1% on Essentials, 0.75% on Professional or 0.5% on Premier for payments processed through the app. We invoice this fee monthly, plus applicable sales tax. It is never added to residents as a percentage or deducted by Sober Suite at the processor. Your payment processor charges its own fees separately.
What about cash and money orders?
There is no Sober Suite platform fee on cash, money orders or manually logged payments. The platform fee applies only to payments processed through the app.
Can we try it before signing up?
Book a live demo using sample data and your operating workflow. There is no free trial. Monthly subscriptions are month-to-month and can be canceled anytime.
How does annual prepay work?
Pay for 10 months of the subscription and receive 12 months of access. The startup fee is waived. Platform fees, processor fees and applicable tax remain separate. Confirm annual cancellation and refund terms in your service agreement before paying.
Can we choose different tiers for different houses?
Every house in an organization uses the same tier. You can change tiers as your needs change; confirm the effective date before switching.
What if a house is empty?
An active house remains billable. Archive an empty or closed house to stop its charge while keeping its records under your retention policy.

Custom integrations and development are scoped and quoted separately in writing. Confirm the features and setup scope for your organization before onboarding.
